Pollard Thomas Edwards is delivering Majestic Way, a landmark mixed‑use redevelopment at the heart of Mitcham, London. The scheme, for the Clarion Housing Group, replaces a disused multi‑storey car park and outdated retail units with 249 high‑quality social‑rent homes and more than 400 square metres of rent-free community space and new retail opportunities.

Designed to anchor Mitcham’s wider regeneration, Majestic Way re‑establishes a pedestrian‑focused street framed by distinctive ‘Mitcham Mansion’ blocks. A palette of red and white brick, bottle‑green ceramic plinths, and refined metalwork creates a robust contemporary identity rooted in local heritage.

The project’s self‑funded masterplan ensures commercial activity supports long‑term viability, while improved permeability strengthens civic connections to Fair Green and London Road. Delivery is aligned with Clarion’s strategic decant programme for Sadlers Close, coordinated with LB Merton, the GLA, and TfL to integrate planning, servicing, and transport.
